Buyers are buying what they believe to be a home that has been inspected and certified to be free of defects. However, in the industry today, all parties to a Home Sale expect too much from your typical Home Inspector and they give too much weight to their reports.

Like in everything else, there are differing levels of knowledge and skill involved with the Inspector. Generally, Home Inspectors are not Plumbers. As a result, not every Home Inspector has the skill set needed to conduct an accurate and complete plumbing inspection.

The typical Home Inspection itself is designed to locate only the most severe problems and it does not concentrate on Plumbing. Rather it is a general check of many different aspects of the home. But there are few things worse than water damage and little problems eventually become big ones.

A Home Inspection is supposed to tell the Buyer that they can buy their home with confidence and believe the home is problem-free and they can move on to their new life in their new home. However, despite the inspections being performed on the vast majority of sales, too often the house is sold, a plumbing problem occurs, and the Buyer, often strapped after the sale and possibly feeling cheated, comes looking for someone to pay for the repairs.

The Home Inspection agreement usually has language within its Terms & Conditions designed to protect the Home Inspector and the people going after them can only recover their Inspection fees from them.

The Seller resists because they sold the house - based on the Inspection Report - and feel they are not responsible nor should they have to come out of pocket.

As a Buyer you can find yourself with a big problem and may end up in litigation which will take time and will not complete the repair on a timely basis.
